Located on the ground floor of the residence is the carport/boat house, with a deck over the boat ramp, waterside pool with a spa. Also on this level the rumpus room, the lounge, kitchen (with butler pantry) and dining room. The latter two with views across the pool towards the water. A few steps provide access to the beach.

Four spacious bedrooms and a good size media room are located on the middle floor.

And last but not least, a study/studio located on the top floor. This level provides stunning views from Surfers Paradise and Broadbeach in the east, to the Gold Coast hinterland in the west.

The developer’s brief was to look at what could potentially be achieved on this relatively small city block.

The ground floor will accommodate a retail outlet and the main lobby which will providing entry to the building from the street. Levels two and three will be residents parking, with allowance for visitor parking as well. Where most levels have three spacious units, level four will have two. This enables for a swimming pool and gym to be incorporated in the design.

In the design, the building has a rooftop garden allowing for fantastic 360-degree uninterrupted views of the coast and hinterland. Each unit (22 in total) will also have spectacular views. Views that show why the Sunshine Coast is a sought-after area to live in. On levels five to eleven there will typically be three units per floor.

The top floor provides some storage and a BBQ area with plenty of open space complemented by landscaping. There will be 22 apartments, all are three bedrooms. There are several different unit sizes, with the largest ones measuring 210 square meters.

In a previous post we announced our successful appointment as designers for a single level unit development at Cooroy in Queensland. Located in the Sunshine Coast hinterland, this site is about 25 minutes from Noosa.

Construction started soon after all relevant development applications were approved. The first stage of this development has been completed, and the stage two of construction has now commenced.

Interest for these units has been fantastic, according to the the builder. All of the dwellings have now been sold, including those of this second stage. Needless to say that demand for this kind of housing option is in high demand.

The units were designed for smaller households or people who are down sizing from bigger family dwellings. There is a choice of two or three bedroom units.

This is the second multi unit development for All Design and Drafting in Cooroy, after the successful completion of the sold out Kauri Rise multi units project.

The building industry uses a lot of resources. These would mainly be the building materials and activities to construct the building. But also before the building work even starts, resources and energy have gone towards providing the final product. The building. As a design office our impact on the environment is relatively low compared to building material suppliers, we still feel the need to do (at least!) our bit. We have obtained credits from a not-for-profit environmental organisation to neutralise the amount of carbon we produce. Most of these organisations provide easy to use calculators to work out how much carbon your activity produces, and allow you to buy your required credits to offset or neutralise your carbon production (footprint). We have decided to completely neutralise ours, so from now on, we are a Carbon Neutral Business!

This is the second multi-unit development for All Design and Drafting in this popular location. This after also been involved in the very successful completion of the Kauri Rise site also in Cooroy.

Following the success of Kauri Rise, which comprised of ten stand-alone three-bedroom single level dwellings, All Design and Drafting were appointed to design the consecutive development. This one is on the corner of Kauri and Olivine streets in Cooroy.

Within walking distance to shops and restaurants and close to public transport, this is a fabulous site for these units.

Twelve of the seventeen units have two bedroom, two bathrooms, garage with laundry. These layouts have a corner style kitchen, spacious living and dining, covered patio and a secluded low maintenance courtyard garden. The other five units have three bedrooms.

The development has two communal outdoor spaces for recreation and entertaining. Stage 1 is under construction and stage 2 will include some  Living Housing Australia certified Gold Level design units. These will provide a home that is easier to access, navigate and live in, as well being more cost effective to adapt when life’s circumstances change.

Mature gumtrees form the backdrop of this easy-care living.

What makes a unit a dual key unit?

“A dual key unit is one unit that is divided into two dwellings. Both dwellings are typically self-contained and will include a bedroom, bathroom, kitchen and living space. The unit may have a separate access point to each dwelling, or there may be a shared foyer through which there are two lockable doors to the dwellings.”

Rooming accommodation creates liveable housing options. A livable home is designed and built to meet the changing needs of occupants across their lifetime. Livable homes include key easy living features that make them easier and safer to use for all occupants including: people with disability, ageing Australians, people with temporary injuries, and families with young children.
